Rental / Lettings Property Market

From Oct 1st 2008, all landlords are required to provide an Energy Performance Certificate (EPC) to perspective tenants when the tenancy changes or a new tenancy is started. The landlord does not need to provide an EPC for existing Tenants. Once an EPC is produced it will be valid for 10 years.

 

Dwellings in Multiple Occupation

EPC's are only required on self-contained units within a dwelling - i.e. if the unit has kitchen, bathroom/wash facilities, and it own lockable door. If the units are have shared facilities then an EPC is not needed unless the whole dwelling is sold or rented as a whole.

 

Financial Assistance for Landlords

CERT - Carbon Emissions Reduction Trust

Scheme by which the major domestic energy suppliers have to offer discounts for installation of energy efficiency measures to meet government set targets on reduction of emissions. LESA - Landlords Energy Saving Allowance
